Discipline 02
Turnkey execution
One coordinated scope from approved drawings to finished space.
Turnkey means one party carries the drawing, the site and the result. Civil work, joinery, finishes, lighting and furniture move as a single sequenced scope, with quality checked at the junctions where trades meet.

Joinery, glazing and ceiling delivered as one coordinated scope
How the discipline works
Four moves, in order.
The sequence matters more than any individual step. Each stage produces something the next one can rely on.
- 01
Lock the scope before the site
Drawings, specifications and quantities are frozen into a priced scope so site decisions are refinements, not renegotiations.
- 02
Sequence the trades
Wet trades before veneer, services before ceilings, testing before furniture. The programme is built around dependencies rather than optimism.
- 03
Check at the junctions
Quality reviews happen where materials and trades meet: glazing to joinery, ceiling to services, floor to furniture. That is where fit-outs succeed or fail.
- 04
Close out properly
Snags are logged, tracked and closed against the agreed scope, with warranties, manuals and as-built information handed over as a package.
What the scope covers
Named, priced, delivered.
- 01Civil and partition works
- 02Joinery, panelling and custom furniture
- 03Flooring, finishes and painting
- 04Ceilings and architectural lighting
- 05Loose furniture procurement and installation
- 06Snagging, close-out and documentation
Where the scope stops
Boundaries stated up front.
Every scope has edges. We write ours down before the contract, not after the first invoice, so procurement reviews a complete picture.
Base-building structural modifications require the landlord's and consultant's approval before inclusion in scope.
Specialist equipment beyond the agreed fit-out schedule is procured against a separately confirmed list.

Questions procurement asks
Asked before signing, answered here.
Yes. Phased execution around occupied floors is a core part of our delivery work: dust separation, agreed service windows and temporary routes are planned before the first tool arrives.
We do. A single delivery lead owns the programme and the quality checks, so your team reviews outcomes at defined stages rather than policing individual trades.
Outstanding items are closed against the agreed scope, and defect support continues per the project agreement with warranties and manuals documented at handover.
