The delivery method
What we owe you,and what we ask,at every phase.
A workplace project is a sequence of exchanges. This page sets out both sides of each one, so nothing about working with us is a surprise.
Start with a briefBrief
The listening phase
Before anything is drawn, the project is documented: the site as it actually is, the team as it actually works, and the constraints that are not negotiable.
What we ask of you
- Headcount plans and team workflows
- Budget frame and target dates
- Site access and existing drawings
- Technical standards from your IT team
What you receive
- Verified site survey and condition record
- Written requirement brief for sign-off
- Constraint and risk register
- Agreed decision-makers and rhythm
Plan
The deciding phase
Layout options are tested against the real building, and the design direction is resolved with samples in the site's own light. The output is a scope that can be priced without assumptions.
What we ask of you
- Direction decisions at defined reviews
- Brand and standards input where relevant
- Confirmation of the scope boundary
What you receive
- Tested layout options with trade-offs stated
- Material, lighting and acoustic direction
- Execution-ready drawing set
- Priced scope with inclusions and exclusions
Coordinate
The aligning phase
Drawings, procurement, technical requirements and the site programme are locked into one plan. Long-lead items are ordered, dependencies are owned, and the sequence is agreed before mobilisation.
What we ask of you
- Timely decisions on flagged items
- Access windows and building liaison support
What you receive
- Sequenced programme with dependencies
- Procurement schedule and long-lead tracking
- Coordinated services and ceiling drawings
- Phasing plan for occupied floors
Deliver
The building phase
Site work proceeds against the agreed sequence with quality checks at the junctions where trades meet. Progress is reported against physical reality, and changes are documented before they happen.
What we ask of you
- Milestone reviews and walkthroughs
- Decisions on any documented changes
What you receive
- Single delivery lead on site
- Weekly progress anchored to photographs
- Quality checks at material junctions
- Testing and certification of technical systems
Handover
The closing phase
The finished scope is reviewed jointly, outstanding items are tracked to closure, and the floor is handed over with the documentation your facilities team will actually use.
What we ask of you
- Joint review and sign-off
- Facilities team participation in walkthrough
What you receive
- Snag register tracked to closure
- Warranties, manuals and as-built records
- Maintenance access documentation
- Defect support per the project agreement
Quality gates
Five checkpoints the project cannot skip.
Gates exist so problems are caught while they are still drawings, not after they are walls.
- 01
Brief sign-off
Nothing is designed against an unconfirmed brief. The written requirement document is agreed before layout work begins.
- 02
Scope freeze
Drawings, specifications and quantities are frozen into the priced scope before procurement, so site decisions are refinements rather than renegotiations.
- 03
Junction reviews
Quality is checked where materials and trades meet: glazing to joinery, ceiling to services, floor to furniture. Each junction has a defined checkpoint.
- 04
Systems verification
Cabling is certified point by point, air is balanced under load, and lighting scenes are verified before furniture conceals the evidence.
- 05
Joint close-out
Handover is a shared walkthrough against the agreed scope, not a unilateral declaration. Outstanding items carry owners and dates.
Communication rhythm
No silent weeks.
The rhythm is agreed at kickoff and held for the length of the project, because trust is built on predictability.
Weekly written summary
Progress, decisions needed, risks and the week ahead, in one page your team can forward without translation.
Milestone walkthroughs
Physical reviews at defined stages, so approvals are made standing in the space rather than reading about it.
Escalation with options
When something needs you, it arrives with context, options and a recommendation, tied to its programme impact.
One channel of record
Decisions and changes are recorded in one place, so procurement and audit always find a clean history.
